Buyers comparing manufactured home prices should pay particular attention to what is included in an advertised number.
A home advertised for $60,000 at one dealership isn't necessarily a better deal than a home advertised for $65,000 somewhere else.
One price might include delivery or installation while another might represent the home only.
Depending on the property and financing structure, a completed manufactured home project can potentially include:
Home price, delivery and setup, air conditioning, foundation systems, skirting, porches or decks, utility connections, site preparation, permits, septic or sewer work, water connections, land costs, taxes, insurance and loan closing costs.
That is why buyers should compare equivalent scopes of work, not simply the biggest number printed on a sales sign.
An aggressive home-only price can provide an excellent starting point, but the number that ultimately matters is the complete project cost.
