An FOB price usually means the price of the home before many of the items needed to actually get the home delivered, installed, finished, and ready to live in. A dealer may advertise or quote a low FOB price, but by the time you add the real costs, the final number can be much higher.
Those added costs may include delivery, setup, blocking, leveling, trim-out, skirting, air conditioning or heat pump, steps, decks, utility connections, permits, pads, foundations, vapor barrier, driveway access, dirt work, and other site improvements.
That is why a low advertised price does not always mean a better deal.
